In 2008, AO purchased this existing building at 4610 Dodge Street. The firm wanted to continue its tradition of investing in Midtown and the site is on the west edge of Destination Midtown, a local effort to rejuvenate neighborhoods in Midtown Omaha.

The firm chose the upper floor to leave the lower level available for rental space. Existing ribbon windows in the studio and a large viewport in the conference room afford views east to the downtown Omaha and to the south of the University of Nebraska Medical Center Campus. Skylights along the work area provide additional daylighting to the space.

The project has been awarded LEED^® Silver by the U.S. Green Building Council.
