NP Dodge, one of the nation’s longest running real estate companies, set forth an aggressive goal of increasing their residential market share by five percent in 2014. Their multi-faceted strategy included establishing a presence along the 204th Street growth corridor.
AO was brought on to the team during site selection and worked hand in hand with NP Dodge to carefully review each available lot in the desired area. Further refinement of the client’s program and a conceptual building/site layout reduced the size of the building by 4,000 SF and the amount of land needed by 8,600 SF. The team then successfully presented modifications to the lot to the developer.
The new building accommodates up to 150 agents and embraces NP Dodge’s culture of innovation. A large, open “living room” provides space for agents to hang out and print an email in between appointments, while the more traditional offices line the west side of the building. Exterior and interior materials were chosen for longevity, visual appeal, and cost effectiveness.
